Documents to locate
- Deed (or at least the county and approximate purchase year — title companies can pull the rest)
- Parcel/APN number from your tax bill
- Most recent property tax statement and any delinquency notices
- Survey or plat, if one exists (not required, but helpful)
- HOA/POA statements, if applicable
- For inherited land: will, trust, or probate documents
Facts to verify
- Exact acreage per county records (often differs from memory)
- Legal access — road frontage or recorded easement?
- Utilities at or near the lot line
- Zoning and any use restrictions
- Liens, judgments, or code-enforcement fines
Decisions to make
- Timeline: is speed or maximum price the priority?
- Channel: list with an agent, sell by owner, or sell direct to a cash buyer
